When is the best period to view a house/apartment in Lonavala?
As a rule, spring and autumn are the best time to visit houses in the year. Many houses are rented out during the high season. We, therefore, recommend that you make your wishes known to us so that we can take this into account. The best periods for viewing are preferably between January and June and September to mid-December.

 

Do I need a lawyer when purchasing a house or apartment in Lonavala?
The short answer is yes. Unfortunately, the biggest pitfall often appears to be that potential buyers try to do as much as possible themselves to save money. This is strongly discouraged in Spain and Ibiza. Although it is a 2-hour flight from the Netherlands and Belgium, you have to deal with a different culture and language.

We always advise you to engage a lawyer early, especially before you make a down payment. A lawyer will also assist you in the preliminary investigation. We would be happy to put you in contact with a local Dutch-speaking lawyer in Ibiza to guide the entire process, as a rule, a rate of 1% to 1.5% of the purchase price applies. This depends on the experience and expertise that an office has.

Tips for the best home buying places in Ibiza
You are coming to Ibiza for the first time or you have been coming for years. For everyone, there is always plenty to discover. There are people who have been coming to the island for years and still find new pieces of nature, paths, and hidden bays.

Ibiza is an island that could be divided in two by the bend. The south is busier than the north, partly because most clubs and beach clubs are located here. And so the north is more authentic, more 'the hippie way of life' and yet - wonderfully - a bit quieter. The island is not that big (about 3 times Texel), but a car is actually a must. This way you can optimally enjoy all facets of island life: good food in the old town of Ibiza, drive towards the west coast for beautiful sunsets, stroll at least one hippie market and still take a look at the mystical rock Es Vedra. Because what a piece of stone can't do! The range of houses on Ibiza is also very varied, from the most luxurious villas to centuries-old fincas.

 

San José
Many offers of houses can be found here because it is a popular place. It is relatively more expensive than the rest of the island and especially Es Cubells. It has one of the most expensive square meter prices in Spain. Why? There are many beach bars in the area such as the Blue Marlin, Tropicana, Cotton Beach Club and so on. There are also beautiful bays, beautiful houses and you can reach Ibiza town fairly quickly. Beaches such as Es Cavallet and Salinas (about 15-25 minutes drive) with nice beach bars such as Chiringuito, Sa Trinxa are also nearby. Boats that you can rent also depart from Salinas. The location of these beach bars, beaches, and the city is a reason for many to go here. Anyway, it is also a bit 'the place to be'. This will also play a part in the price. Are you looking for a change from sometimes going out, good food, but also peace and quiet, then this is also a good option? It is not that because of its popularity it is also fully built. Enough space for everyone! The distance to Ibiza town, of course, differs per villa but from San Jose itself, it is about a 15-minute drive to Ibiza town.

 

San Juan
The north is popular with people who are less in need of the busy beach bars but prefer to enjoy the real Ibiza. There are nice restaurants in the area, it is beautiful beautiful and quieter than in other parts of the island. San Juan is a nice place and San Lorenzo is not far away and you are quickly in the east of the island. There are nice beaches such as Aguas Blancas and Es Figueral. The north also has nice beaches such as Benirras, Cala Xarraca, and Portinatx. It is also a bit cheaper so more for your money. Often they are also nice old fincas, converted into beautiful holiday homes. There are plenty of nice restaurants such as Cami de Balafia, The Giri Cafe, Elements, etc. It is a 25-40 minute drive to Ibiza town.

 

Eivissa
If you want to be centrally located and not far from the city, then this is the place for you. You choose this environment because you want to visit the city more often. It is a bit busier, and houses are often closer together. It is also relatively expensive because many people want to be close to the city.

 

Santa Eularia
Santa Eularia is not far from Ibiza town, a short distance from San Lorenzo and Santa Gertrudis (both nice places with plenty of nice restaurants especially in Santa Gertrudis). There are lots of great (family) beaches in the area. It is slightly cheaper than the west and south. And there are also plenty of nice (hip) beach bars in the area. Enough reason to be on this side! Ibiza town is approximately a 15-minute drive away. There are now also 2 5-star hotels being built and it also immediately gives the village a thorough makeover.

 

San Carlos
San Carlos is a part of Santa Eularia. This is a very nice quiet area. Here are mainly many fincas with a lot of space. An ideal family place because there are many nice beaches in the area, and the prices are also relatively lower. So more space and rooms for your money. The town of San Carlos also offers some restaurants and shops and there are hippie markets nearby including the largest in Ibiza, Las Dalias. Santa Eularia is not far away and Ibiza town is around a 25-minute drive.

 

San Antonio
San Antonio is best known for its nightlife and beautiful sunsets. Beautiful houses can be found around San Antonio. Think of Cala Salada, but also parts towards San Rafael and Santa Gertrudis. You will not be bothered by the great crowds of San Antoni, and you will be in Ibiza city fairly quickly (20 minutes' drive). Prices are average.

 

Santa Gertrudis
A nice centrally located place, where you are very quickly in Ibiza town. Santa Gertrudis has very nice restaurants and some shops. You can also quickly reach San Miguel and beaches in the north, but also all beaches in the south-east. This place actually has a little bit of everything and in 10 minutes you can already be in Ibiza town.

 

 

 

Who visits Lonavala and where should you be?
 

Families
Spread over the island are many beaches that are child-friendly (many beaches have a lifeguard). If you are looking for peace and want to avoid the crowds and the party crowd, then the northern and eastern part of Ibiza is recommended, at least during the high season. Here you will find most of the sandy beaches. Yet, for example, the southwest (towards Cala Vadella) is also visited by families. Fun activities with children: there is an Aguamar water park in Ibiza, you can rent bicycles, walk or a day to Formentera by boat. For the slightly older children, water sports are highly recommended (water skiing, snorkeling, with a banana behind a speedboat) or skating, and a paddle tennis court or regular tennis court can be rented insufficient places. The Medieval Festival in May (Medieval Festival) ensures beautifully dressed people (knights, witches, and princesses) in Ibiza Town. Babylon Beach (Santa Eularia) is an example of a restaurant that also has a children's playground where you can have fun. Places to go: everywhere, but avoid San Antonio and Playa den Bossa. Rest seekers
Real tranquility is difficult to find in public places during the high season on Ibiza. But many houses are far away from the country roads, where you can experience Ibiza in peace. In terms of area, the north and northeast are recommended. Take a small road now and then, and you will immediately feel like you are in an authentic Spanish atmosphere. Avoid San Antonio and Playa den Bossa.

 

Partygoers
Ibiza is known as a party island for a reason. The best DJs in the world are flown in, the clubs are usually big and much talked about and the beach clubs offer the best mix between relaxing drinks and enjoying beats. For dance lovers who like to party, the southern part of the island is recommended, even though houses to the north need not be excluded immediately. The far north is perhaps a bit too far away, but up to 20 km above Ibiza town (to San Lorenzo and San Carlos) is still easy to do by car - or safer - the taxi. Places to be: around Ibiza town, Salinas, Cala Jondal, the southern and central part of the island, Playa den Bossa (busy), San Antonio (many English).

 

Culinary enjoyers
There are actually wonderful restaurants everywhere on the island. Es Torrent, rated by many as the best seafood restaurant, is located in the south. El Bigote at Cala Mastella is a must for a real Spanish lunch. You can eat a simple, very affordable and delicious paella on Thursdays at S 'Argentera in San Carlos. You can eat at a beautiful sun on Thursday at Sunset Ashram at Cala Conta. There are also many different restaurants located in, for example, Santa Gertrudis. A dinner at Lio can't be skipped!

 

Can I rent out my apartment or house in Lonavala?

Apartments may not be rented on Ibiza in the short term. No licenses are provided for this either. Private holiday homes that have a 'Viviendas Turisticas' may be rented for holiday rental.

If your private holiday home is not yet licensed, you must request an ETV number 'Estancia Turistica and Viviendas' in the office of the Director-General of Tourism. You can submit the application via this link. This is only possible in Spanish. Caib.es. If you have received the temporary ETV number you can officially start the tourist rental of your villa. You must include the rental income in the 'Declaración de la Renta' tax return.

 

The most important points at a glance:

 

At this moment the application must first be made through the town hall.
The request can only be made for detached villas (one property on a plot) and semi-detached villas.
Who can apply for a permit and what are the requirements?
Persons or companies that offer a short-stay tourist residence. This also applies to owners who alternate the use of the house between the use of the house as a holiday home and personal use.
Your home may not have more than six bedrooms and can accommodate a maximum of 12 guests. There must be a bathroom for every three guests ie at least one bathroom for up to five guests, two bathrooms for six to eight guests, three bathrooms for nine to eleven guests and four bathrooms for twelve guests.
From requesting to receiving your ETV registration number, you must observe a maximum period of six months. During this period an inspection visit will take place to check whether your house meets all legal requirements. Unfortunately, in practice, it appears that this can take longer, especially on the islands.
