This is how the rent is determined
You have found a new home where you would like to live or you have already had a viewing and are about to sign the contract. Or you already live in a nice (student) house and wonder about the current or new rent. We will explain to you what your rent is based on and how things are included with and excluding rent, receiving housing allowance, the points system, and rules for determining and increasing the rent.
The difference between inclusive and exclusive
You pay a certain amount per month to the landlord which consists of inclusive or exclusive service costs. The total rent consists of the basic rent and service costs. The basic rent is the amount that you only pay for the room or house. The service costs are the costs that you incur for the use of gas, water, electricity, the internet and the like.
Are the costs for gas, water, and electricity included in the rent? Then your rental price is included. Do you have to take care of gas, water and electricity yourself? Then the rental price is exclusive. As a tenant, you take the costs for your own account.
Are you unsure whether you are paying too much rent? The National Student Union has created a handy tool with which you can see exactly whether you are paying too much or too little rent. This is based on, among other things, the municipality where you live, the number of housemates and the facilities of the home. Do you rent fully inclusive with the landlord? Are the costs of, for example, the use of gas, water and electricity and internet fully advanced by the landlord? Then it is mandatory to make an overview of the service costs once a year.
The landlord must also indicate how he calculates the service costs for each room occupant. An increase in service costs is possible if you agree with the landlord that the service will be expanded. The lessor may also increase the service costs if the annual overview shows that he has had to advance more for the service than paid by the tenants.
The contract must also be split into the basic rent and service costs. Does your landlord not do this and you wonder if you might have to pay less? Housing allowance
Rent allowance is a contribution from the government to the rental costs. But not everyone is entitled to this. It is difficult for room tenants to receive a housing allowance. With housing allowance, you get an allowance from the Tax Authorities and you have less monthly expenses! To receive a housing allowance, you must meet a number of conditions. The following conditions are there for receiving housing allowance.
Point system
In India, we use a point system to determine the rent for a room, studio or apartment. The more points a home has, the higher the rent may be. Suppose; you have your own kitchen and/or bathroom, then you earn extra points. In short: the more facilities the house has and the more luxurious the house is, the more points and the higher the rent may be. Do you want to know more about the scoring? Increase rent
